We were appointed to explore future use scenarios for 1 King Street, a largely vacant 1960s office building in the heart of Hammersmith. With occupancy in the building at just one tenant on the top floor, we tested 14 options including office, hotel, build to rent, private sale and affordable housing, co living, PBSA and later living, considering both refurbishment of the existing building and new build proposals.
Working with Heyne Tillett Steel, we assessed structural constraints and financial implications, developing new build options that retained the existing substructure and basement to reduce embodied carbon.
The study informed the successful sale of the building and guided the developer’s decision to deliver a co living scheme that reuses the existing structure. The proposals retain ground floor retail, provide new homes and employment opportunities, and respond sensitively to local heritage and townscape. They also re establish the building’s presence at the western end of King Street, reinforcing its role as a key part of the town centre.
