Grainhouse shortlisted for RIBA London Awards 2025
Date: February 25
We’re delighted that Grainhouse has been shortlisted for a RIBA London Award 2025.
Grainhouse serves as the UK and European headquarters for global real estate investor Hines, with their offices spanning the three upper floors. Ground and basement levels have been transformed into retail and restaurant units, enhancing the local area.
This ambitious project, which involved the adaptive reuse of five historic buildings originally intended for demolition, highlights the potential of large-scale, mixed-use retrofit.
It was a privilege to be part the talented team who collaborated to bring Grainhouse to life:
- Hines
- Elliott Wood
- Knight Harwood
- Scotch Partners
- Savills
- Gardener & Theobald LLP
- Curtins

All projects shortlisted for RIBA Awards will be visited by a regional jury, and the winning projects will be announced later this spring.
The winners will then be considered for several RIBA Special Awards, including the RIBA Sustainability Award and RIBA Building of the Year, before being considered for the RIBA National Award, which will be announced in summer.
