Client: Railpen
Location: City of London
Category: Workplace
Completed: April 2026

This project is an exciting refresh of a 1990s inner-city London building. The brief includes a new reception and welcome lounge, enhanced occupier amenities, and a mixture of CAT A and CAT B refurbishments across the office floors.

Our scheme transforms the tired and dated entrance with a striking yet refined new arrival experience and reception. A sensitive double-height portal framed by bespoke fluted cladding creates a stronger presence on the street while bringing a renewed sense of arrival to the building.

Sustainability and materiality were central to the design approach, with a focus on reuse, longevity and occupant wellbeing. Natural and responsibly sourced materials, including cork, bamboo, lime plaster and FSC-certified timber, were carefully selected to reduce environmental impact while creating a healthier workplace environment. The refurbishment is targeting BREEAM Excellent and WELL Core certification, reinforcing its commitment to environmental performance and occupant wellbeing.

Drawing inspiration from the neighbouring park, natural textures, soft tones and generous planting are woven throughout the interior, extending the landscape into the workplace and creating a calm, welcoming atmosphere.

"This project involved deep collaboration with suppliers and specialist fabricators to achieve the level of craft and detail delivered, and really pushed a considered, sustainable approach to specification.

These are the key ingredients for creating long-term value for a client who wholeheartedly embraced these values – the best kind of collaboration."

Marcus Pethica, Project Director ‑ Interior Design Lead

Fully fitted floors have been zoned carefully to provide light-filled, contemporary workspaces that balance functionality with comfort. Meeting rooms, collaboration areas and focused work settings which showcase craft and detail are located throughout, creating a flexible environment that supports a range of working styles.

Drawing on the material language established throughout the building, natural finishes, warm timber detailing and generous planting contribute to a sanctuary-like workplace experience. The result is a refined and welcoming sensory environment that delivers on the expectations of today's occupiers.

A key objective of the refurbishment was to enhance the occupier experience through a market leading amenity offering. The scheme introduces a comprehensive suite of end-of-trip facilities, including upgraded changing areas, showers, drying rooms and secure cycle storage with capacity for 112 bicycles.

Supporting active lifestyles and workplace wellbeing, the building also features three specialist gym studios dedicated to cardiovascular training, strength and conditioning, and stretching and yoga. Together, these facilities create a more convenient, healthy and attractive workplace environment for modern occupiers.
