Our retrofit and reimagining of this building shines a spotlight on existing character and materiality, whilst making a series of new value-add interventions to deliver a discreet arrival experience, brand new reception area, state-of-the-art commuter facilities, a refined landscaped courtyard, and two new roof terraces.

The existing facade has been remodelled in keeping with the building’s Georgian design language. This has allowed us to make improvements to daylight, thermal performance, amenity and user perception.

We also installed like-for-like replacements of the existing sash windows.

A key move internally has been to transform and optimise the core, relocating the staircase into an existing lightwell, creating a light-filled circulation route, and allowing for additional WC provision at each.

Each work floor has undergone significant but cost-effective upgrades, with contemporary new services, heating, cooling and lighting.

This project brought together our expertise in retrofit and contemporary workplace design to deliver a benchmark sustainability scheme for our client, Aberdeen Investments.

Achieving WELL Gold, BREEAM Outstanding and NABERS 4.5*, the design prioritises wellbeing, low embodied carbon and regenerative principles, resulting in a state-of-the-art, Net-Zero-ready office development that was fully pre-let prior to completion.

At the heart of the building, the new feature stair transforms the way occupants move through the space. Relocated into the former lightwell, it converts what was previously an overlooked void into an active, daylit circulation route that celebrates the building’s vertical journey. Natural light filters down through the atrium, animating the space throughout the day and encouraging movement between levels, reinforcing wellbeing, visibility and connection across the workplace. The staircase now acts as both a sculptural centrepiece and an integral part of the project’s wellness strategy.

The two new landscaped terraces provide valuable outdoor amenity and an immediate connection to nature in the heart of Marylebone. Designed as flexible breakout spaces for working, meeting or relaxation, they feature biodiverse planting, integrated seating and views across the surrounding streetscape. Together with the green roof and courtyard, the terraces contribute to a broader ecological strategy that enhances urban greening, supports local pollinators and strengthens the wider ‘Wild West End’ biodiversity corridor. These spaces create pockets of calm within the city while reinforcing the development’s environmental and wellbeing intent.
