Project Newton is a major retrofit and refurbishment scheme that will sensitively redevelop the centre of a whole block between 14-17 Little Portland Street and 27-28 Margaret Street in London’s West End. It will transform six existing buildings into a unified mixed-use development, delivering over 4,100 sqm of high-quality office and retail space.

Targeting BREEAM Excellent, the design takes a low carbon, retrofit-first approach, retaining and reusing 73% of the existing structure while adding circa 500 sqm of new space. Proposals include the sensitive extension and refurbishment of upper floors to create best-in-class office accommodation, which will benefit from private balconies at each level.

The four buildings along Little Portland Street will undergo a comprehensive reworking, alongside the creation of a unified ground floor across the entire site. Enhanced façades and a characterful, contemporary design respond to the site’s rich heritage, combining the more ornate grandeur of Margaret Street with the industrial warehouse aesthetic of Little Portland Street. The refurbishment will also revitalise the surrounding streetscape through new and upgraded retail and restaurant spaces at ground and basement levels.

Central to the design is the introduction of a new arcade, creating a public entrance that leads to an accessible central courtyard, including access to the shops and restaurants. The courtyard will be a green oasis within the dense urban setting. 

Once complete, the development will become a leading commercial address in the West End, significantly enhancing Little Portland Street and contributing to the continued evolution of the area.
